Lakeside Lodges at Headlands Farm
Nestled on the banks of our picturesque lakes a mile from The New Forest National Park, we have six Lakeside Lodges ideal for a retreat or as a relaxing secluded country break. We are surrounded by everything The New Forest has to offer including bike trails, forest walks, golf courses, National Trust properties as well as quick access to the south coast. Peppa Pig World at Paultons Park is also only 4 miles away.

We have a fantastic on-site coffee shop 2 minutes’ walk from your lodge. We serve breakfast, lunch, afternoon tea and Barista coffee & teas. Please click the Coffee Shop tab on the homepage for full menu and further information.
We have an on-site Padel Court at Headlands. Please click the ‘Padel’ tab on our homepage for info on how to book. We definitely recommend booking before your arrival to ensure a time slot/playing session.
Our lodges sit on the bank of our Top Lake, home of our specimen fish. You are more than welcome to fish during your stay. Please do visit our Fishery page (tab on the homepage) for more information, rules, regulations and licences required. It’s worth checking out our Instagram and Facebook pages for recent catches, tactics and photos. Please note, you cannot fish directly from Oak Lodge.
We have a wooded play area in the far corner of our Lakes. This is within our tall Pine trees which create great shelter on the rainy days and shade on the sunny days! Head here with the kids for some wholesome outdoor fun. Walk past our chickens, down the slope and continue straight until you get there, 2-4 minutes from your Lodge.
Please visit our farm animals during your stay. They are full of character and always happy to see you. We have Pigmy goats, Kune Kune pigs, French lop rabbits, ducks, chickens and Guinea pigs. They are based just to side of our main car park.
We host a variety of classes in our Exercise Studio to include Yoga, Pilates, Zumba and more. Please click the Fitness tab for more info on how to join in with these classes during your stay.

There is an OS map in your lodge for local walks and you can also download a great phone app (both Android and Iphone) called ‘New Forest Walks’ it’s logo being a large white walking boot footprint on a green background ... worth checking out for walks, mountain biking and gravel tracks.
The New Forest has over 100 miles of off-road gravel tracks and trails, making it one of the most desirable locations in the country for gravel biking.

The post code will likely take you to half way along Romsey Road. Keep driving until Wellow School is on your left-hand side, continue driving until you pass the road-side parking bays and turn right into Headlands Farm. There are Brown Tourist Signs guiding you along Romsey Road and into Headlands Farm.
Check in is either 15:00 or 16:00 depending on your lodge
Check out time is 10:00.
It is fairly likely you can check in early but this does depend on the day, please call us on your day of arrival, we will send you the best contact number via email on the day of your arrival.
Check out time is usually strict due to our limited changeover period.
You can arrive to Headlands between 07:00 – 23:00.
If you arrive, or plan to arrive after 19:00 you will require our security gate code. Please contact us ahead of your arrival with as much notice as possible to avoid any issues once here.
We operate a self-check-in process where you simply let yourself into your Lodge.
The code will be sent to you via email on your day of arrival.
We have Starlink installed, giving you around 90 meg of download speed.
These details are in your Lodge, on a shelf and will also be sent to you the morning of your stay.
All Lodges have Smart TV’s and standard terrestrial channels.
Please log in to your accounts (Netflix, Prime, Disney etc) as you wish.
Don’t forget to sign out of your accounts before leaving.
We provide you with a welcome pack to start off your stay. This includes breakfast cereals, porridge oats, sliced bread, fresh farm eggs, milk, fresh orange juice, butter, jam and kitchen essentials such as salt, pepper, olive oil, sugar. Please note, this may not be enough to get you through your whole stay but we do hope it gets you off and running. If there are any items that you may not wish to have, for example, for dietary requirements or allergies, please let us know ahead of your stay.
We have a Pod Point car charging unit situated in our Main Car Park, located on the side of the Padel Tennis Clubhouse.
Please download the PodPoint App and follow instructions to charge.
Please move your car immediately after charging to allow for others to use.
We love dogs and they’re very welcome to stay at Headlands. We charge an additional £18 which covers our deep clean costs.
We have a few rules so please ensure sure you are able to follow them before booking, here is the extract from our Terms & Conditions:
“We allow a maximum of 2 dogs per Lodge. Dogs must be house-trained, kept under proper control and not allowed on the furniture, and especially the beds, nor left unattended in the property. Dog hairs are to be removed from carpets/rugs and all dog waste collected and disposed of. Dog owners will be held responsible for any damage caused to the property, contents or garden by their dog and for any extra cleaning required (usually at least £50). When out walking within the property grounds/estate, you must ensure that dogs are kept on a lead at all times, we have free-ranging chickens and wildlife. Dogs must not be allowed to disturb livestock, deer or game birds and wildlife.
We reserve the right to seek details of any dogs in advance and to refuse permission for them to be brought to the accommodation for any reason, including if they are considered unsuitable in character, size or behaviour, bark continuously, or are liable to be a nuisance or danger to us, our neighbours or other guests and to local wildlife and livestock.”
We operate strict “quiet hours” between 8pm and 8am.
This means, (but is not limited to) “inside voices” (both in & out of your Lodge), no music or radios to be played outside, no parties, noisy bar-b-ques or outside games that could become loud. If you’re looking for a place to party with friends, this probably isn’t the place for you!
This isn’t a problem (subject to number of people and time of day)
Please always let us know beforehand.
We can provide cots and highchairs, please let us know before your arrival, as these are not kept in the Lodges as standard.
We can accommodate additional children on a blow-up bed, cot or similar, you will need to provide the bed and bedding. This is always subject to having the conversation at time of booking.
Kids crockery & cutlery is already in your Lodge.
They are a full-sized single bed suitable for children / under 18’s.
Here you will find additional items you may require for your stay such as loo roll, kitchen roll, vacuum cleaner, mop/bucket etc… but also books and board games. Please take a look on arrival, it’s situated on “Lodge Lane.”
Each Lakeside Lodge has a gate at the entrance of the outside decking areas allowing access for children and dogs onto the decking’s from the Lodges when the door(s) are open, and visa versa.
These gates have been designed to enclose most dogs and children, but are not fitted with child-proof safety latches and as such are not child-proof. Headlands Farm accepts no responsibility for dogs or children leaving the Lodge and/or Lodge decking areas regardless of if the gates were open, or closed.
Can be used for fishing, and fishing only.
Unfortunately, they cannot be used for swimming, dipping, canoeing, paddle boarding or any other sports / activities.
We have an abundance here at Headlands, from birds to bats, wild fowl, foxes, deer, badgers, owls, fish. We are constantly working hard to improve the habitat on our farm. With this is mind, our Lodges are a “quiet space” where we’ll encourage you to fit in with nature and immerse yourself into the surroundings.
Our lodges sit on the bank of our Top Lake, home of our specimen fish. You are more than welcome to fish during your stay; however, you must be an experienced angler to fish our Top Lake and able to safely land Carp over 30lbs. Please visit our Fishery page (tab on the homepage) for more information, rules, regulations and licences required.
It’s worth checking out our Instagram and Facebook pages for recent catches, tactics and photos. Please note, you cannot fish directly from Oak Lodge. Fishing rates are half price for Lodge guests. Please pay in the Coffee Shop or via cash in the self-service fishing hut before fishing. You must sign in at the fishing hut before fishing. All rules etc can also be found here.
We provide fire pits / chimeneas and we provide enough firewood for your first fire. Should you wish to have multiple fires, you can purchase additional firewood from ‘The Lodge Shed’ at £5 per load.
We provide fire pits and/or brick bar-b-que spaces at your lodge for charcoal / lump wood type barbeques. You can also use disposable BBQ’s which you can purchase from ‘The Lodge Shed’. BBQ’s can only be used on the firepits or brick BBQ’s… under no circumstances can they be used on the decking’s, in the Lodges or on the grass. You are welcome to bring charcoal and portable BBQ’s but they must only be used on the brick BBQ areas or fire pit paving slabs.

Terms & Conditions
- THE CONTRACT
The Contract for a short-term holiday rental will be between Headlands Farm Lodges Ltd (referred to as “us”, “we” or “our”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) in the following booking terms and conditions. As our properties are located in England, you and we agree that the laws of England will govern our contract with you (the “Contract”). If any individual term or clause stated in these terms and conditions held to be invalid, impermissible or unenforceable by law, the remaining terms shall be unaffected and shall remain valid.
The Contract will not come into force until we have received the Deposit referred to in Clause 2 below. The Contract will be subject to these booking terms and conditions, and must be complied with. The party leader must be at least 18 years of age at the time of booking and prior to arrival we must be provided with a full list containing the names and ages (age banding) of all guests (which we will hold subject to Clause 13 below).
- DEPOSIT AND PAYMENT
Your booking (“Booking”) may be placed over the telephone, via email, via our online reservation system or via other such booking platforms such as Airbnb. Where your Booking is communicated to us by telephone or by email, we will enter it onto our online reservation system, which will automatically generate a summary via email to the email address you provide in the online Booking form. However, that does not mean that your Booking is yet confirmed or that a Contract is yet in force between us and you.
Your Booking will only be confirmed and our Contract will only come into force once we have received payment in cleared funds of a deposit of fifty per cent (50%) of the full cost of your Booking (the “Deposit”).
The Deposit must be paid within conjunction of the Booking being placed.
The balance of the rental will be due for payment thirty (30) days prior to your holiday commencement date (the “Holiday Commencement Date”).
If you paid the Deposit by credit or debit card, you authorise us to use the details of the same credit or debit card to settle the balance of the rental. We will only act on this authority if you have not contacted us prior to the Balance Due Date to arrange alternative payment of the balance.
If for any reason we are unable to take payment of the balance by the due date and you are unable to promptly rearrange payment (or we cannot get hold of you to arrange for payment to be made) we will be entitled to treat that as your intention to cancel the Booking. If your Booking is made less than thirty (30) days prior to the Holiday Commencement Date then your Booking will only be confirmed and our Contract will only come into force once we have received payment in full for the Booking in cleared funds.
No entry to our properties will be allowed without payment, in full, being cleared beforehand.
We accept payment by most major credit or debit cards through our online payment system and via bank transfer, please note we do not accept American Express.
- CANCELLATION
Cancellations must be notified to and received by us in writing (preferably by email) and once received we will confirm and process your cancellation request.
We offer Flexible Cancellation which removes the stress and worry from booking your holiday. You can cancel your Booking and obtain a full refund of the lodging costs you have paid for up to thirty (30) days before the Holiday Commencement Date. We ask that you give us as much notice as possible about your cancellation.
If you cancel later than Thirty (30) days before the Holiday Commencement Date then we will refund your Booking deposit (50% of the full cost). If you cancel within fourteen (14) days you will not be given any return on the full cost of your accommodation.
For this reason, we strongly recommend you take out your own travel insurance for UK holidays which covers booking cancellations. This will give you the peace of mind that you will get your money back if you need to cancel your holiday at any stage. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
- CANCELLATION BY US FOR REASONS BEYOND OUR CONTROL (“FORCE MAJEURE”)
We won’t be deemed to be in breach of this Contract, or otherwise liable to you, by reason of any delay in performance or non-performance of any of our obligations in this Contract to the extent that such delay or non-performance is caused by circumstances beyond our reasonable control (for example if access to and use of our property is prevented by fire, flood, exceptional weather conditions, epidemics, pandemics, destruction/damage, internet or other communications failure, blocked roads, war/terrorism, nuclear/radioactive disaster affecting us or our property) (these are sometimes referred to as “Force Majeure Events”)
If for any reason beyond our control we are forced to cancel your Booking (or bring it to an end early) due to a Force Majeure Event affecting us or our property we will refund you the full amount of your remaining lodging costs based on the time of your Booking remaining. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement lodging costs) will be payable.
- PERIOD AND OTHER TERMS OF HIRE
The period from the Holiday Commencement Date to the day of departure set out in the Booking (the “Holiday Departure Date”) is the “Holiday Period”.
Unless expressly agreed by us in writing (or verbally on day of arrival), you should not access you Lodge before 3pm in Willow, Oak or pine and 4pm in Kingfisher, Mallard & Robin on the Holiday Commencement Date, and you must leave and vacate the property by 10am on the Holiday Departure Date. Failure to do so may result in you being charged a further day’s rental.
You are very welcome to arrive ahead of time, at any time (after 8am) on your day of arrival to visit our on-site Coffee Shop (Headlands Farm Coffee Shop) or to fish on our lakes (Headlands Farm Fishery)
You must not use the Lodge (or any other part of our Property) except for the purpose of a holiday during the Holiday Period, and not for any other purpose or for a longer period except with our express written agreement.
The Contract to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties.
This Contract relates to a “holiday let” the purpose of which is to confer on you as a holidaymaker the right to occupy our property for a holiday only. You shall not be entitled to any private residential tenancy or other tenancy, assured short hold or assured tenancy, lease, licence or other right to occupy, nor shall you obtain any security of tenure under any applicable law including but not limited to under the Private Housing (Tenancies) (England) Act 2016 now or at the end of the Holiday Period. You may not sub-let the property.
In the event that you are required, in accordance with guidelines imposed by the UK and Scottish Governments in relation to the disease known as coronavirus disease (Covid-19) and the virus known as severe acute respiratory syndrome coronavirus 2 (SARS-CoV-2), to self-isolate at the property you will be responsible for the cost of (i) any additional nights out with the Holiday Period and (ii) rehousing any booked guests that are displaced as a result of the additional nights required by you in an equivalent property.
6.NUMBER OF PERSONS USING THE PROPERTY
Under no circumstances may more than the maximum number of persons stated on our website occupy the property, except with our express written permission in which case we shall be entitled to charge an additional fee (for example for Weddings or events at our larger properties). We reserve the right to refuse admittance or require you to leave our property if this condition is not observed. Any persons other than members of your party must not use our accommodation or facilities.
- OUR LIABILITY
We, our employees, contractors, house keepers and other representatives shall not be liable to you or your party for loss or damage to property howsoever arising. You must take all necessary steps to safeguard yourselves and your property. Nothing in this clause shall exclude or limit any liability that we are unable to limit or exclude by applicable law, such as liability for death or personal injury caused by our negligence.
- CARE OF THE PROPERTY
You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair, and in a reasonable clean and tidy condition at the end of the rental period. You must not use the properties for any dangerous, offensive, noxious, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties.
Smoking is not allowed in any of our properties.
You must ensure the property is securely locked when not occupied by you, and that the key is returned to the lockbox. The door key should never leave the property.
- DAMAGES & BREAKAGES
You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand. Any damages or breakages will have to be paid for in full on demand within seven (7) days of notification in writing (although we would not charge you for the odd glass or plate, but still require notification). We recommend that you have appropriate insurance in place to cover this.
If you lose a key we will replace it upon you paying for the cutting of a new one.
- WIFI & INTERNET
Free Wi-Fi and broadband internet is provided for your reasonable use and may be subject to separate terms and conditions. You agree to reasonable and lawful usage of this service. We will not be liable for slow connections or for any interruptions to or the failure of this service.
- RIGHT OF ENTRY
We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
- COMPLAINTS
Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return (and to recommend us to your friends!). We live nearby, and will do our best to resolve any problem. Please note, there are always (in most case) more options available to us to resolve complaints during your stay, rather than after your Holiday Period.

- DRONES, NIGHT LANTERNS AND FIREWORKS
The use of drones is not allowed without our express written permission. Fireworks are not allowed without our express written permission. Night lanterns are expressly forbidden as they are a fire hazard and can cause death or injury to local livestock.
- PETS
We only allow dogs, and only when have they been booked in and paid for. (£18 pet fee, per week or part week/per cottage entered). We allow a maximum of two (2) dogs per property.

Your vehicles and their accessories and contents, and any property and valuables you bring with you are left entirely at your own risk.
If you leave any property behind, we will use reasonable endeavours to return it to you, although we reserve the right to charge you in advance for any reasonable postal or courier costs. We may dispose of any unclaimed property after two (2) months.
